We actually buy various types of Real Estate using a variety of different legitmate methods. Buying a home through a Real Estate Agent using the MLS is a tried and true valuable service, however it is only a small part of the options that are available to a home owner.

LEASE OPTION

One of the most popular ways we can buy your property is by using a Lease Option agreement. We buy your property by a) leasing your property for a number of years and b) agreeing to buy it at the end of the Lease Term using an Option to Buy agreement.

AGREEMENT FOR SALE

Another way we can buy your property is by using an "Agreement For Sale" or AFS agreement. In an "Agreement For Sale", we will sign an agreement that says we will agree to buy your property sometime in the future while we pay monthly payments to you.

VENDOR TAKE BACK

A type of mortgage in which the seller offers to lend funds to the buyer to help facilitate the purchase of the property. The take-back mortgage often represents a secondary lien on the property, as most buyers will have a primary source of funding other than the seller.

PAY ALL CASH

Can we pay all cash out of pocket? The reality is that most investors do not pay all cash out of pocket. Typically in this situation a substancial discount is offered by the seller to facilitate a quick sale.

There are instances where we may want to buy your property using the traditional method of putting 20% down and getting a mortgage. In this instance, you get paid out in Cash. In reality, this is a small part of what we do because like most buyers there is a limit to what the banks will loan to any one individual or company.
